Project Description:
Construction of a speculative office for HIE in the centre of Keith, within a conservation area. The project began with obtaining planning permission in advance of site acquisition followed by the demolition of the existing derelict building on the site. The construction period was 11 months including the demolition works. The building incorporated extensive use of natural ventilation, natural day-lighting and thermal solar panels, to improve the operational efficiency of the building. The main challenges were dealing with the constraints of undertaking a development within a conservation area, the particularly compact nature of the site and meeting the deadlines of the planning requirement within the timescales laid out for the option to purchase the site. The project was delivered on time and under budget with an innovative design that combined elements reflective of the local vernacular style in juxtaposition with very modern features.
